4. Money Reality: Know Your Runway

Before worrying about your logo, know how long you can survive. Separate two numbers. Personal burn is what you need every month to live. Business burn is what the company needs every month to operate. Then ask: if revenue takes twice as long as I expect, what happens?

A home-based consulting, software or service business can start with very little overhead. A storefront is a different animal. It brings lease deposits, first month's rent, renovations, fire or building corrections, signage, equipment, inventory, furniture, utility deposits, insurance, a point-of-sale system, licenses, payroll, professional fees, and working capital before you open.

There is no responsible single number for what it costs to open a business in Lake Wales. A home-based consultant and a 2,500-square-foot restaurant are not remotely comparable. Build three budgets:

  • Minimum: what must be spent to operate legally.
  • Expected: your realistic opening budget.
  • Bad case: what happens if opening is delayed, build-out costs more, or revenue is slow.

Price insurance early. It stops being optional once you have premises, customers on site, employees, vehicles, professional exposure or contracts that require it.

Cheap rent does not automatically mean cheap occupancy.

What the paperwork itself costs

The government filings are the cheap part. Three examples, as of October 2026:

ExampleSunbizPolk County receiptCity receiptState licenseFirst-year filing total
Home-based consultant, LLC, no state license$125$39.38$60 to $100noneabout $224 to $264
Retail shop, LLC, four or fewer employees$125$39.38 or $72.19$30noneabout $194 to $227
40-seat restaurant, LLC$125$72.19$40$312about $549

The restaurant's state figure is the $50 application plus the $262 annual food service license for 1 to 49 seats. The EIN and online sales tax registration are free. Add $50 if your public name differs from your legal name.

These totals leave out rent, build-out, insurance, equipment, professional fees, and any building, sign or re-inspection charges. That is where the real money goes.

Money you can apply for

Lake Wales has real grant money for the right project. All of it is reimbursement. You spend first and get paid back, and work done before approval does not count. Apply before you start.

  • CRA Business Incentive Program. A 50% match up to $50,000 for improving commercial property. The CRA board's July 2025 adoption allows up to $100,000 for buildings of two or more stories. For-profit businesses only. Your use has to be a permitted use in its zoning district. Restaurants, bars, nightclubs and liquor stores are excluded. The property must be in one of the City's four redevelopment areas but outside the historic downtown area, and the improvements have to stay in place five years. Program page.
  • Food-Related Services Incentive. Up to $50,000, dollar for dollar, toward the build-out of a restaurant or food business downtown or in the Northwest (Lincoln Avenue) area. The CRA board was still approving these in July 2026.
  • Historic Restoration Façade Grant. Half the cost of exterior restoration on a downtown building, up to $50,000 per property, run through Lake Wales Main Street.
  • Main Street sign grant. Up to $500 toward a downtown sign its design committee approves.
  • CareerSource Polk On-the-Job Training. Reimburses up to 50% or 75% of a new hire's wages during the training period.
